Monaco districts all have their own distinct characters and advantages, from peaceful, high-perched Jardin Exotique with its spectacular panoramic views to lively Monte Carlo, the Principality’s most famous district.


Monte Carlo is without a doubt the most famous of all Monaco districts. It stands it the centre of Monaco and is home to many of the country’s most iconic buildings. The lively Place du Casino (Casino Square) is bordered by the ornate Belle Epoque architecture of the Monte Carlo Casino, the Café de Paris and the Hotel de Paris. In contrast, a postmodern complex named One Monte Carlo was inaugurated in the neighborhood in February 2019. It comprises luxury apartments, a conference centre an art gallery and a beautifully designed pedestrian area lined with high-end boutiques. Monte Carlo residents also have numerous fine dining possibilities on their doorsteps, including the three Michelin-starred restaurant Le Louis XV – Alain Ducasse.

Real estate in Monte Carlo, one of the most sought-after Monaco districts, ranges from luxury studio apartments and duplexes to exclusive penthouses. Home-hunters or investors can hope to find property with views over the Mediterranean Sea or the Principality’s Old Town. Numerous apartment buildings in this district host spas, fitness areas and even swimming pools.


The Larvotto district is known for its beaches and their lively restaurant terraces. It is also home to the lovely Japanese Gardens and the Grimaldi Forum, which hosts a variety of shows, exhibitions and conferences throughout the year. Five-star resorts such as the Monte-Carlo Beach and Monte-Carlo Bay Spa and Resort are also located here, as well as well-known nightspots Jimmy’z and Sass Café. Avenue Princesse Grace, one of the most exclusive addresses in the world, runs parallel to the beaches.

Testimonio II, a large construction project underway in the Principality, is scheduled for completion in 2022. This modern sea-facing complex will stretch from Boulevard d’Italie to Avenue Princesse-Grace, over a surface of 9,755m2. It will incorporate 49 private apartments, 150 state-owned housing units and a kindergarten. The International School of Monaco, which has outgrown its premises on Hercules harbour, will move into part of the new development on Avenue Princesse Grace.

Monaco’s ambitious land extension project, Portier Cove, which is due for completion in 2025, will enhance the Larvotto district by creating a neighboring eco-district, stretching from the Grimaldi Forum to the Fairmont Monte Carlo Hotel. It will be composed of green spaces, a new marina, apartment buildings and villas.


Fontvieille, the youngest of all Monaco districts, stands on a land extension created between the 1970s and 1990s. Beautifully designed, it lies to the west of Monaco and neighbours Cap d’Ail in France.  Fontvieille combines commercial premises with residential buildings and is a popular choice for families. It has its own harbour, lined with restaurants and bars, and a promenade along a sea wall leading to Cap d’Ail harbour, next to a beach. Fontvieille is also home to a park, the lovely Princess Grace Rose Garden and Stade Louis II, the home ground of AS Monaco football club.

The modern apartments in this district are often surrounded by luxuriant vegetation and have terraces and balconies, many overlooking the sea. Some of the high-end residential buildings have outdoor areas with swimming pools.

Monaco’s heliport is located on the outer edge of Fontvieille, enabling residents to reach Nice Côte d’Azur Airport in seven minutes.


La Condamine is a vibrant district neighbouring Port Hercules, the harbour that hosts many of the world’s finest superyachts and is surrounded by lively bars and restaurants. It is here that the Monaco Formula One Grand Prix circuit starts and finishes, enabling residents to be at the heart of the event.

With its daily market, Olympic-sized swimming pool by the harbour, numerous shops and pedestrian streets lined with orange trees, La Condamine provides a pleasant living environment. Most apartments in this second-oldest of Monaco districts after the Old Town boast terraces or balconies. The architecture of the buildings varies considerably, from historical town-houses to contemporary buildings offer luxury living.


Monaco-Ville, also known as Le Rocher (the Rock) is Monaco’s historical district and home to the Prince’s Palace.  During the day, tourists throng the streets and the beautiful St Martin’s Gardens on their way to visit the many attractions. These include the Oceanographic Museum – with its impressive aquariums – and Monaco Cathedral, the final resting place of generations of Monegasque royals. Le Rocher has a friendly village atmosphere and boasts its own post office, pharmacy, bakery, hairdressing salon, as well as numerous restaurants and souvenir shops.

The pastel-coloured buildings lining the narrow streets house characterful apartments, many with balconies or spacious roof terraces. Le Rocher is also home to two schools and a creche. From June to September, residents and visitors enjoy the Monaco Open-Air Cinema, with its spectacular setting above the Mediterranean Sea.


La Rousse is located in the northeast of Monaco and neighbours the small French towns of Beausoleil and Roquebrune. It is a mainly residential district with many prestigious high-rise buildings housing luxury apartments with stunning sea views.  Residents have easy access to Larvotto Beaches, the sports facilities of the Monte Carlo Country Club and shops.

La Rousse is home to the Tour Odéon, which opened in 2015 and, at 170 metres, is Monaco’s tallest building. In addition to 24/7 concierge and security services, residents benefit from housekeeping, valet and limousine services and the use of a beautiful 1,800 metre spa.


Jardin Exotique has the most elevated location of all Monaco districts, offering residents incredible views over the rest of Monaco and the Mediterranean Sea. It is named after its botanical gardens, where an impressive variety of cacti and succulents can be admired. This peaceful, mainly residential district is also home to the Princess Antoinette Park, where residents go to practice various sports and children enjoy the mini-zoo and playground. Jardin Exotique also hosts the highly reputed Princess Grace Hospital.

Many bright and spacious apartments can be found in this district, some with use of a swimming pool. Apartments are situated in modern residences or older buildings full of character. Monaco’s system of elevators makes it easy for residents to reach the other districts.


Les Moneghetti stands above La Condamine and also neighbours the Jardin Exotique and Monte Carlo districts. It is built on steep inclines, with its highest point bordering the small French town of Beausoleil. Several beautiful Belle Epoque villas still stand in this area although there are many modern residences too. Numerous apartments in this district offer views over Port Hercules and Monaco-Ville. Les Moneghetti hosts the train station, which is built inside a rock.
